However, a lot of people assume that the moment work on a metro line begins, property rates will double overnight. In reality, it never works that way; the impact of a metro comes very gradually. First, developers launch new projects, then people start looking at the location seriously. After that, rental demand picks up, and only at the very end do you see a major jump in property prices.
